Buying and Selling Homes in Rochester Minnesota

If you are considering selling or buying a home or would just like to have additional information about real estate in your area, please don't hesitate to give me a call (507) 250-1000 or email me.

Money Magazine recently said it best, "One thing to remember about Rochester is that it has the sophistication of a larger metro area, but not the congestion or the complications." Named "Best Small City" in America by the nationally recognized magazine, Rochester merges a cosmopolitan atmosphere with Midwestern hospitality giving convention attendees a most memorable experience. Selling a home does not have to be an emotionally charged event for you and your family. People should remember that they are selling a home and not selling the memories. I feel privileged to help friends and families with the real estate process. After all, the home represents one of your largest assets. I work hard to make sure that my marketing is well executed, and that my sellers are well informed of the status of their listing in the marketing process, as well as the current market conditions.

You were the most supportive, patient, hard working, caring, and sincere person we have ever met, and a great realtor. We couldn't be happier in our new home and thanks to you ... we have the home of our dreams!"    Jeff & Heather     [Read more]

Rochester Ranked No. 1 by Livability

Rochester was ranked No. 1 on's 2016 ranking of Top 100 Best Places to Live, Rochester is home to the Mayo Clinic, the world's first and largest not-for-profit group medical practice and the city's top employer. In part because of the international talent and guests the Mayo Clinic attracts, the city has more arts organizations and cultural events than one might expect for a city its size. Residents also enjoy proximity to Minneapolis, which is about 85 miles away. The University of Minnesota-Rochester and close to a dozen other colleges and universities work to prepare and educate the area's students and workforce, and the student population also adds a youthful vibe to the city's atmosphere. U.S. News and World Report placed Rochester in the top 10 of both the Best Places to Grow Up and the Best Cities for Job-Seeking Retirees.

Rochester Ranks One of Ten Great Places to Retire

Kiplinger's Personal Finance magazine started its description of Rochester, Minnesota, as " a place where nobody comes for the weather." Mayor Ardell Brede said, "Once you figure out how to bundle up properly during the winter months, Rochester has a lot to offer." The Milken Institute also reported a ranking for "Best Cities for Aging." Rochester came in seventh among the list on small metropolitan areas.

One of the obvious attractions in this SE Minnesota Community is the Mayo Clinic. The Mayo Medical Center is the medical provider to thousands of patients from around the world each year. The Rochester region has the most doctors per capita in the United States.

Rochester feature a vibrant downtown area that is connected by a series of skyways and subways that keep downtown shoppers and commuters in climate controlled comfort. "You can get virtually anyplace downtown without having to go outside, Brede said. The downtown also features seasonal events. In February, the Downtown Alliance is the sponsor of an ice themed event called SocialIce. There is fun for both kids and adults. During the summer, the streets come alive each Thursday evening. "Thursdays of First and Third" features live entertainment and over 100 arts-and-crafts and food vendors.

The median home price is another popular reason why more people are finding Rochester as an attractive city. The reported violet crime rate is below the national average. Transportation needs are met with an ample fleet of taxi and shuttle bus services. This allows those retirees an option to let someone else do the driving.

Mayor Brede, is a retired Mayo Administrator. He says that he plans to stay in Rochester despite the winter cold weather. He says, "You just sort of adapt to it. "

Housing Market Carries Momentum into 2018

WASHINGTON (January 31, 2018) - Pending home sales were up slightly in December for the third consecutive month, according to the National Association of Realtors®. In 2018, existing-home sales and price growth are forecast to moderate, primarily because of the new tax law's expected impact in high-cost housing markets.

The Pending Home Sales Index,*, a forward-looking indicator based on contract signings, moved higher 0.5 percent to 110.1 in December from an upwardly revised 109.6 in November. With last month's modest increase, the index is now 0.5 percent above a year ago.

Lawrence Yun, NAR chief economist, says pending sales edged up in December and reached their highest level since last March (111.3). "Another month of modest increases in contract activity is evidence that the housing market has a small trace of momentum at the start of 2018," he said. "Jobs are plentiful, wages are finally climbing and the prospect of higher mortgage rates are perhaps encouraging more aspiring buyers to begin their search now."

Added Yun, "Sadly, these positive indicators may not lead to a stronger sales pace. Buyers throughout the country continue to be hamstrung by record low supply levels that are pushing up prices - especially at the lower end of the market."

The uninterrupted supply and demand imbalances throughout the country fueled price appreciation to 5.8 percent in 2017, which was the sixth straight year of gains at or above 5 percent1. While tight inventories are still expected to put upward pressure on prices in most areas this year, Yun expects overall price growth to shrink, with some states even experiencing a decline, because of the negative effect the changes to the mortgage interest deduction and state and local deductions under the new tax law. See NAR's 2018 state forecast for a look at home price projections: NAR's 2018 state forecast.

"In the short term, the larger paychecks most households will see from the tax cuts may give prospective buyers the ability to save for a larger down payment this year, and the healthy labor economy and job market will continue to boost demand," said Yun. "However, there's no doubt the nation's most expensive markets with high property taxes are going to be adversely impacted by the tax law."

Added Yun, "Just how severe is still uncertain, but with homeownership now less incentivized in the tax code, sellers in the upper end of the market may have to adjust their price expectations if they want to trade down or move to less expensive areas. This could in turn lead to both a decrease in sales and home values."

After expanding 1.1 percent in 2017 to 5.51 million, Yun does anticipate a slight increase (0.5 percent) in existing sales this year (5.54 million). Single-family housing starts are forecast to jump 13.3 percent to 961,000, which will push new home sales up 15.3 percent to 701,000 (608,000 in 2016).

Mayo Clinic Makes Fortune Magazine's Top 100 (Rank 84) Best Places to Work in 2017

Besides being a leading source of care in a variety of specialties, it also offers perks like ice cream parties and "social committees" that add to a "positive" and "healing" environment.
