Mayo Internal Medicine Residency Program

Mayo Civic Center Convention Center Expansion

The New Mayo Civic Center project is nearing completion. The $84 million expansion to the Mayo Civic Center will feature 200,000+ square feet of flexible meeting and exhibit space to be completed in 2017. What Does the Real Estate Look Like in 2017?

If there was any question regarding the strength of the Rochester and Southeastern Minnesota real estate market in 2015 and 2016, it was answered with the SE Minnesota Association of Realtors MLS data for the Year-Over-Year Comparison. The average sale price for Rochester single family homes 2016 was $243,184. This is up 8 percent from the previous year.

The number of Rochester homes for sale has been fewer as in most regions in SE Minnesota. The trend has been that homes are selling in fewer days and for higher prices. There are currently lower than normal "active" single family listings in the Rochester and the Southeastern Minnesota Market. This number will begin to rise as we progress into January and into the spring real estate market. The current "active" homes show an average list price of $371,839 with an average of 110 days on the market. In contrast, the average sold price was $247,231 with an average just over 40 days on the market. The sale price to list price ratio is steady at over 99.00 percent. Corelogic reported that nationally, foreclosures in November were down 30 percent from one year ago.

The financial markets were volatile for a brief period in the days after the presidential election. The post-election results show mortgage rates are up slightly. The Department of Housing and Urban Development reported that a reduction in FHA mortgage insurance premiums that was to go into effect January 27th, has been suspended indefinitely. The money borrowers pay for premiums is funneled into FHA's Mutual Mortgage Insurance Fund. "I am going to work with the FHA, and other financial experts, to examine the policy," said Senator Pat Toomey.

Rochester Ranked No. 1 by Livability

Rochester was ranked No. 1 on Livability.com's 2016 ranking of Top 100 Best Places to Live, Rochester is home to the Mayo Clinic, the world's first and largest not-for-profit group medical practice and the city's top employer. In part because of the international talent and guests the Mayo Clinic attracts, the city has more arts organizations and cultural events than one might expect for a city its size. Residents also enjoy proximity to Minneapolis, which is about 85 miles away. The University of Minnesota-Rochester and close to a dozen other colleges and universities work to prepare and educate the area's students and workforce, and the student population also adds a youthful vibe to the city's atmosphere. U.S. News and World Report placed Rochester in the top 10 of both the Best Places to Grow Up and the Best Cities for Job-Seeking Retirees.

Rochester Ranks One of Ten Great Places to Retire

Kiplinger's Personal Finance magazine started its description of Rochester, Minnesota, as " a place where nobody comes for the weather." Mayor Ardell Brede said, "Once you figure out how to bundle up properly during the winter months, Rochester has a lot to offer." The Milken Institute also reported a ranking for "Best Cities for Aging." Rochester came in seventh among the list on small metropolitan areas.

One of the obvious attractions in this SE Minnesota Community is the Mayo Clinic. The Mayo Medical Center is the medical provider to thousands of patients from around the world each year. The Rochester region has the most doctors per capita in the United States.

Rochester feature a vibrant downtown area that is connected by a series of skyways and subways that keep downtown shoppers and commuters in climate controlled comfort. "You can get virtually anyplace downtown without having to go outside, Brede said. The downtown also features seasonal events. In February, the Downtown Alliance is the sponsor of an ice themed event called SocialIce. There is fun for both kids and adults. During the summer, the streets come alive each Thursday evening. "Thursdays of First and Third" features live entertainment and over 100 arts-and-crafts and food vendors.

The median home price is another popular reason why more people are finding Rochester as an attractive city. The reported violet crime rate is below the national average. Transportation needs are met with an ample fleet of taxi and shuttle bus services. This allows those retirees an option to let someone else do the driving.

Mayor Brede, is a retired Mayo Administrator. He says that he plans to stay in Rochester despite the winter cold weather. He says, "You just sort of adapt to it. "

NAR Forecast: Modest Increase in Home Sales Expected in 2017

WASHINGTON (February 27, 2017) - Insufficient supply levels led to a lull in contract activity in the Midwest and West, which dragged down pending home sales in January to their lowest level in a year, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contract signings, decreased 2.8 percent to 106.4 in January from an upwardly revised 109.5 in December 2016. Although last month's index reading is 0.4 percent above last January, it is the lowest since then.

Lawrence Yun, NAR chief economist, says home shoppers in January faced numerous obstacles in their quest to buy a home. "The significant shortage of listings last month along with deteriorating affordability as the result of higher home prices and mortgage rates kept many would-be buyers at bay," he said. "Buyer traffic is easily outpacing seller traffic in several metro areas and is why homes are selling at a much faster rate than a year ago.

According to Yun, interest in buying a home is the highest it has been since the Great Recession. Households are feeling more confident about their financial situation, job growth is strong in most of the country and the stock market has seen record gains in recent months. While these factors bode favorably for increased sales in coming months, buyers are dealing with challenging supply shortages that continue to run up prices in many areas.

"January's accelerated price appreciation is concerning because it's over double the pace of income growth and mortgage rates are up considerably from six months ago," said Yun. "Especially in the most expensive markets, prospective buyers will feel this squeeze to their budget and will likely have to come up with additional savings or compromise on home size or location."

Existing-home sales are forecast to be around 5.57 million this year, an increase of 2.2 percent from 2016 (5.45 million). The national median existing-home price this year is expected to increase around 4 percent. In 2016, existing sales increased 3.8 percent and prices rose 5.1 percent.

"Sales got off to a fantastic start in January, but last month's retreat in contract signings indicates that activity will likely be choppy in coming months as buyers compete for the meager number of listings in their price range," added Yun.
