New Construction Facts:

The National Association of Realtors reports 63 percent of all new construction homes sold to prospects were introduced to the homebuilders by Realtors. According to Builder Homesite, Inc., a consortium of 32 of the largest homebuilders in the United States, 84 percent of all new home shoppers contact a Realtor.

New Construction 2013

Housing starts rose 7.0 percent month-over-month and 46.7 percent from a year ago in March, according to a monthly report from the U.S. Census Bureau.

At a seasonally adjusted annual rate of 1.04 million homes in March, the rate of new construction has gone up each month since November when it measured 841,000. With tight inventory in many parts of the country, housing starts are critical to the housing market turnaround, according to Lawrence Yun, chief economist of the National Association of Realtors. There have to be homes available for those who sell their homes, he said.

Regionally, the South saw the largest year-over-year increase in housing starts with a 58.2 percent jump to 520,000. Starts in the West followed with a 53.7 percent rise from last March to 229,000.

The Midwest and Northeast posted year-over-year double-digit percentage increases as well in March, rising 28.4 percent (149,000) and 12.6 percent (98,000), respectively.

New housing starts are important as construction is correlated with job creation and directly impacts housing supply. Single family construction has lagged the historical average for several years as builders competed with an oversupply of homes brought to the market in distress (e.g. short sales and foreclosures). Single family construction continues to grow however; the levels are well below the historic average. Builder and lender confidence is a positive indicator for inventories, sales volumes, and price trends in these markets. Slow building may cause prices to surge in certain niche markets, but as prices increase, more underwater owners and traditional sellers will be drawn to the market easing supply constraints. "It is safe to assume that new homes construction will continue to move forward, if not surge," said David Crowe, chief economist for the National Association of Home Builders, in a February report. It appears that 2013 is going to be the year that new homes become a high-demand inventory choice, especially as existing home inventory remains tight.
